Whole-home renovation

The hard part is sequence, not materials

A whole-home renovation is twenty trades in the right order. Get the order wrong and you pay twice: tile before the plumbing inspection, cabinets before the floor levelling, paint before the HVAC rough-in. What you are hiring is the sequencing and the accountability, and that is why it goes to a licensed general contractor rather than a series of specialists you coordinate yourself.

We start with a scope walk and a written schedule broken into phases: demolition, structural, rough-in mechanical, inspections, insulation and drywall, then finishes. Each phase has a duration and a dependency, and you get a weekly update on where we actually are against it. When something moves — a lead time, an inspection date, rot we found in a wall — you hear it from us that week, not at the end.

Because we hold both a roofing and a building licence, the envelope and the interior are the same contract. That matters most on older houses in Baton Rouge and Zachary where the renovation starts because water got in: the roof, the framing repair, the insulation and the finishes stop being four arguments about whose fault it is.

Typical scope

    Scope walk

Two to three hours on site defining what stays, what goes and what must be opened up.

  2. 2

    Design and budget

Drawings where required, allowances named, and a fixed price with a contingency line.

  3. 3

    Permits and mobilise

Permits pulled, protection installed, and a start date confirmed in writing.

  4. 4

    Build in phases

Inspections at each stage, weekly updates, punch list closed before final payment.

Financing

A new roof is a monthly number, not a lump sum

Most homeowners replace a roof once. Paying for it in one go is the part that stalls the decision, so we quote the monthly figure alongside the total and let you decide which one you're solving for.

Rates and terms come from our lending partner, we publish the real numbers once you've seen the estimate, never a teaser rate.

Typical replacement

$180–$320/mo
