Most commercial roofs die of neglect, not age
A TPO roof with a twenty-year warranty rarely reaches twenty years, and the reason is almost never the membrane. It is a drain packed with debris that ponds water for three weeks, a pitch pocket that dried out and cracked, a satellite mount someone screwed straight through the membrane, or a service tech who left a condensate line running across the roof. All of it is cheap to catch and expensive to ignore.
Our program is two scheduled visits a year plus a post-storm check. Drains and scuppers cleared, seams and terminations inspected, penetrations and pitch pockets resealed as needed, new rooftop equipment penetrations documented, and minor repairs done on the spot within an agreed allowance.
You get a written report with photographs, a roof plan marking anything we touched or flagged, and a remaining-life estimate. Facility managers use that last part to build capital budgets that survive scrutiny — and warranty holders use the report history to keep coverage intact, since most manufacturer warranties require documented maintenance.
