Home additions
Additions live or die at the connection
An addition is really two projects: the new structure, which is straightforward, and the connection to the existing house, which is where the leaks, the level changes and the mismatched rooflines come from. We spend our planning time on the second one — how the new roof ties into the old, how the floor heights meet, where the load path lands, and how the existing HVAC and electrical service handle the added load.
In this area the foundation question comes first. On a slab we look at whether the addition can be tied structurally or needs to be independent with a proper expansion joint; on a raised foundation we match pier depth and floor height so you do not end up with a step into the new room. Both need soil and drainage attention, because Louisiana clay moves.
Setbacks and zoning matter too. Before we price the build we confirm what your lot actually allows in East Baton Rouge Parish — a design that cannot be permitted is not a cheap design, it is a wasted month.

Financing
A new roof is a monthly number, not a lump sum
Most homeowners replace a roof once. Paying for it in one go is the part that stalls the decision, so we quote the monthly figure alongside the total and let you decide which one you're solving for.
Rates and terms come from our lending partner, we publish the real numbers once you've seen the estimate, never a teaser rate.
Typical replacement
$180–$320/mo

The wedge
Roof tie-in worries you? It should.
The connection between new and old roof is the most common addition leak. Ours is detailed by the same GAF Master Elite crew that does our replacements.

Questions
Answers before you call
Most additions here run $180 to $320 per square foot, higher for suites with full bathrooms and second storeys, lower for simple single-storey extensions on a slab. Foundation type and roof complexity move the number more than finishes do.
