Why this work is specifically a south Louisiana problem

There are essentially no residential basements here — the water table sits too high and almost everything modern is slab-on-grade. What we do have is a large stock of raised pier-and-beam houses, and since the 2016 flood, a lot of houses in Livingston Parish that were elevated, repaired or rebuilt under time pressure. Both produce the same call: floors that dip, doors that stick, and a crawl space that never dries out.

The failures are usually straightforward once someone actually gets under the house. Piers settle unevenly in this clay. Sill plates and rim joists rot where they sit closest to grade or where a plumbing leak has been feeding them for years. Shims from an earlier repair have compressed or fallen out. Vapour barrier is missing, so ground moisture evaporates straight into the framing and the floor above stays humid no matter what the HVAC does.

We hold a Louisiana building licence, so we can do the repair and the rebuild above it — sills, joists, subfloor, then the flooring, trim and paint. What we do not do is guess at structure. Anything involving significant settlement, load paths or elevation gets a licensed structural engineer's assessment and a written scope before we price the work, and the engineer's report goes to you, not just to us.

Be sceptical of anyone who quotes foundation work from the driveway. If nobody has been under your house with a light and a level, the number is fiction.
