Structure
Why this work is specifically a south Louisiana problem
There are essentially no residential basements here — the water table sits too high and almost everything modern is slab-on-grade. What we do have is a large stock of raised pier-and-beam houses, and since the 2016 flood, a lot of houses in Livingston Parish that were elevated, repaired or rebuilt under time pressure. Both produce the same call: floors that dip, doors that stick, and a crawl space that never dries out.
The failures are usually straightforward once someone actually gets under the house. Piers settle unevenly in this clay. Sill plates and rim joists rot where they sit closest to grade or where a plumbing leak has been feeding them for years. Shims from an earlier repair have compressed or fallen out. Vapour barrier is missing, so ground moisture evaporates straight into the framing and the floor above stays humid no matter what the HVAC does.
We hold a Louisiana building licence, so we can do the repair and the rebuild above it — sills, joists, subfloor, then the flooring, trim and paint. What we do not do is guess at structure. Anything involving significant settlement, load paths or elevation gets a licensed structural engineer's assessment and a written scope before we price the work, and the engineer's report goes to you, not just to us.
Be sceptical of anyone who quotes foundation work from the driveway. If nobody has been under your house with a light and a level, the number is fiction.
Symptoms
Signs the structure needs attention
- Floors that slope, bounce or dip toward one wall
- Doors and windows that stick seasonally then permanently
- Cracks reopening in the same spot after repair
- Musty smell or visible moisture in the crawl space
- Visible gaps at piers, or shims sitting loose
- Standing water under the house days after rain

Our process
How the work actually goes
- 1
Get under the house
We inspect the crawl space, take elevations across the floor and photograph what we find.
- 2
Engineer where needed
Significant settlement or load-path work gets a licensed engineer's assessment and written scope, shared with you.
- 3
Repair the structure
Piers, sills, joists and subfloor corrected, then moisture and drainage addressed so it does not recur.
- 4
Rebuild the finishes
Flooring, trim, doors and paint put back under the same contract.
Financing
A new roof is a monthly number, not a lump sum
Most homeowners replace a roof once. Paying for it in one go is the part that stalls the decision, so we quote the monthly figure alongside the total and let you decide which one you're solving for.
Rates and terms come from our lending partner, we publish the real numbers once you've seen the estimate, never a teaser rate.
Typical replacement
$180–$320/mo

Questions
Answers before you call
No — and neither does anyone else here honestly. Residential basements are effectively nonexistent in south Louisiana because of the water table and slab-on-grade construction. The local version of that work is raised foundation, crawl space and elevation repair, which is what this page covers.
